Timothy Powers Asks: Short Sale – Haven or Hassle for Home Buyers?

Short sale was a term relatively unknown until the market collapse of 2008, says Timothy Powers. Alamo distressed properties are now in high demand, he adds. Unfortunately many are in terrible shape and may need more TLC than the average buyer can afford, points out Timothy Powers. Some Alamo homeowners in a short sale situation have let the property deteriorate due to diminishing finances.

Also, according to Timothy Powers, Alamo investors have a tendency toward buying short sale homes and foreclosures with cash, often beating out families who need bank financing. As the saying goes, “Money is King” and banks are happy to take cash over a promissory note in a short sale circumstance, says Timothy Powers. Alamo banks are already losing money and can’t afford to risk losing more.

Another issue with distressed sales, says Timothy Powers, is Alamo’s bank approval process. Most banks take quite a while to approve a short sale – sometimes many months. According to Timothy Powers, Alamo’s MLS system now requires agents to note a short sale status on the listing. Many buyers will steer clear of an unapproved short sale for the time involved in pushing it through. It’s a catch 22 though, notes Timothy Powers, as Alamo homeowners often wait to receive an offer prior to approaching the bank.

Often, claims Timothy Powers, Alamo banks are not even aware that the homeowner is trying to sell short of what they own. Real estate agents may puff up the property status by saying that it is a short sale to get offers on the table – sometimes just to look good to the client. When the bank hasn’t pre-approved a short sale, says Timothy Powers, Alamo real estate agents often note “offers subject to review by third party” on the listing.

Other problems that may delay a short sale process, says Timothy Powers: Alamo residents with a second mortgage or equity credit line. A secondary lien holder may stop a short sale in its tracks if they are not willing to settle for less than they are owed. Also, if a homeowner is still paying on the loan, reports Timothy Powers, their Alamo bank or mortgage company have no real incentive to accept less money. A buyer may find it helpful to determine whether or not the property has fallen into default, says Timothy Powers. If Alamo sellers can still afford the home – the bank likely won’t accept a short sale.

Says Timothy Powers, Alamo short sale buyers should be prepared for a long and drawn out home search. It is possible, however, and having an experienced Realtor® in the ring can make the difference between being knocked out or lasting until the banks ring the bell on a short sale.

Inga Freise Stahle hasn’t yet found the need to purchase language CD’s online or over the phone. Growing up with German speaking parents in the French speaking part of Switzerland provided a solid foundation for Inga Freise Stahle to become multilingual at a very young age. In school, Inga Freise Stahle learned a third language, English, which was further perfected via traveling and work.

Later, as an adult, Inga Freise Stahle moved to Stockholm where she became proficient – and then fluent – in a fourth language, Swedish. This was made easier, relates Inga Freise Stahle, by the fact that Swedish is a Germanic language. Moving to Portugal allowed Inga Freise Stahle to master Portuguese as her 5th language. Portuguese is one of the “romance languages,” and is one of the more difficult languages to learn. For Inga Freise Stahle, it came a bit easier since she already spoke another Romance language – French. Inga Freise Stahle explains that “Romance languages” are the 25 different existing languages that derived from common Latin. Common Latin has lasted longer than upper class Roman, because it was the written form of the language – and that’s what has passed down through generations, Inga Freise Stahle explains.

When Inga Freise Stahle was living with her husband in Moscow among “ex-pats” (people from foreign lands, grouped together) she gained exposure to the Russian people and their native tongue. And, although Russian is a notoriously difficult language to master, Inga Freise Stahle was able to learn some basic Russian. Joe Zanotti believes his love of cooking is tied to his work as an engineer. Like engineering, Joe Zanotti says, cooking has a certain number of truths and rules, with equipment, “tools of the trade” used to apply those truths. There is a science to cooking as there is in engineering. And just like engineering, Joe Zanotti says, cooking is an art. Within the rules is an ability to be creative, and therein lies the expression of one’s individuality. While Joe Zanotti finds himself spending great amounts of time managing and guiding projects, he finds the real enjoyment in being able to just focus on the design aspects of projects, creating the final product. Cooking allows Joe Zanotti to influence the design, trying out different methods until he gets his desired end product. And, better yet, cooking is a project that doesn’t take weeks to complete, says Joe Zanotti. “You can see and enjoy you efforts in a few hours.

When he isn’t experimenting with recipes in his own kitchen, Joe Zanotti likes to travel, trying out the area’s favorite foods. For instance, while visiting friends near Chesapeake Bay, Joe Zanotti likes to buy fresh, spicy crabs by the bushel. “Bring them home, cook corn on the cob, have some vinegar slaw…” Joe Zanotti begins. “Sit on the deck and eat crabs and drink beer for hours. For Joe Zanotti, family heritage has always been important. Another reason for the increase in childhood allergies and asthma, Dr. William Howland believes, is genetics. Most of the children Dr. William Howland sees have at least one parent with allergy problems as well.

When Dr. William Howland sees children, it is generally to treat one of five conditions prevalent in childhood allergies. One of those five issues, Dr. William Howland says, eczema.  Dry, red, itchy skin is often the first sign of allergies in an infant. Good skin care measures using mild soaps and moisturizers are the first treatments.  Rarely eczema is a sign of food allergy and sometimes allergy testing is helpful to guide dietary changes.

The second allergy problem that develops early in childhood is hay fever. With symptoms such as runny nose and itchiness, hay fever tends to be more unpleasant than life threatening, Dr. William Howland says.  Though not life threatening, significant hay fever can cause sleeping difficulties, daytime drowsiness, and interfere with learning and memory.

On the other hand, Dr. William Howland says asthma can be much more serious. Without speedy treatment, asthma can result in hospitalization, permanent scarring of airways, and very rarely even death. Luckily, medications are now available to get childhood asthma under control. The key is early diagnosis.

A fourth childhood allergy Dr. William Howland often sees is childhood food allergies. According to Dr. William Howland, most children are allergic to one of five foods: peanuts, soy, milk, egg and wheat. In most cases, Dr. William Howland alters the diet of a child, but he also provides an EpiPen (autoinjectable epinephrine which can stop and reverse a food reaction) for parents to keep on hand at all times.

Sinus disease is the fifth condition Dr. William Howland’s office most often treats in children. Blocked sinuses are a result of allergies swelling a child’s nose, Dr. William Howland says, with dental problems and chronic coughing also a symptom. Early identification of these problems is the key to having your child once again breathing freely.

In Texas, trees and grasses are the leading cause of spring allergies, explains Austin-based allergist William Howland MD. In Austin, the heaviest pollinating trees are oaks. Ash and elm trees pollinate in mid-February, reports Dr. Howland. In March, oak pollination starts and levels peak around April 1st. Cottonwood and pecan trees are the last to pollinate in May, states William Howland MD.

Oak trees become covered with green and yellow catkins. On windy days they burst and spread a large amounts of pollen, says William Howland MD. The catkins cover the ground, sidewalks, yards, streets and cars in mid-April. However, sweeping the catkins spreads and releases more pollen, cautions William Howland MD.

William Howland MD explains that in Austin, commonly pollinating grass varieties are rye, Johnson and Bermuda. Unfortunately, if a person is allergic to rye grass they are allergic to all grasses, states William Howland MD. Rye grass tends be located on lawns and in agricultural areas. Johnson grass is usually found on pastures and right-of-way areas and along stream banks. However, Bermuda grass is a perennial that is difficult to escape. It grows in such varied places as coastal areas, golf courses, lawns, parks, and recreation areas and on sports fields, explains William Howland MD.

Like all pollen allergies, people who are allergic to grass tend to suffer from hay fever, says William Howland MD. Typically, people with hay fever are congested, sneeze and have itchy eyes. The symptoms aren’t often as severe as they are for a ragweed or tree allergy, because grass pollen counts normally aren’t as high in Central Texas, explains William Howland MD. However, grasses may pollinate from March to November depending on rainfall during the summer, so people with allergies suffer a little bit longer. William Howland MD suggests that a grass allergy can be minimized with prescription antihistamines and nasal sprays. You can even start prescription allergy-preventing nasal sprays before the allergy season starts, says William Howland MD.

William Howland MD suggests that people who are sensitive to pollen should run the air-conditioning instead of having their windows open in the house or in a vehicle, if possible. Another way for people to protect themselves is to limit exposure outside, William Howland MD points out. Peak pollen hours are between 5 a.m. and 10 a.m., and people who suffer from allergies should avoid outside activity during that time. William Howland MD also suggests that patients don’t hang clothing out to dry during grass pollen season, as it could end up on bedding.
